Scan to BIM - The Process

Specifying

  • Agreeing the scope for a project is the first step. Our Scan to BIM Specs Guide aims to give clients a complete understanding of our approach, procedure, and deliverables.


  • The guide provides a clear illustration of the level of detail (LOD) from 1 to 4 for each individual component. By ensuring that the client's standards are refined and only contain what is necessary, this allows our clients complete flexibility. Our survey methods, accuracy, tolerances, level of information (LOI), and interoperability are also outlined.


  • Our interactive PDF Scan to BIM Check-List lets clients choose their preferred LOD and LOI for each item. When checklist is finished, a fee proposal for the project can be given.

  • Meet with client , and if required a site visit, prior to fee proposal preparation

Survey

  • Upon survey award, we will collate all the pre start information such as HSE documentation, access arrangements and allocate survey teams and equipment. on arrival at the survey location the survey team will familiarise with the site environment and begin to establish survey control network. Upon completion of this then 3D Laser Scanners will be used to capture the data.


  • Pre start meeting with all parties prior to fieldwork
  • Survey team briefing including HSE arrangements
  • Install survey control and complete laser scanning


Data Processing

  • Upon completion of fieldwork data is downloaded, analysed, and cleaned . A format compatible with the selected 3D modelling software programme is then created from the single unified point cloud.
  • Check & Process Survey control.
  • Import laser scan data  & cleaning.
  • Laser scan registration including visual alignments.
  • Export registered data to 3D modelling software.
  • Select the required template for client requirements
  • Begin 3D modelling.


At various project milestones, work-in-progress models are examined. This improves efficiency and guarantees timely delivery of high-quality data by allowing any issues to be identified and addressed at an early stage.



Delivering the Data & Project

  • During the modelling stage we encourage regular meetings with our clients' design teams to mitigated and issues or accommodate any changes, we find this is beneficial 
  • On completion of modelling we carry out final quality assurance checks against client specification
  • Models are delivered to client teams
  • Post delivery review with client and their teams to ensure final acceptance of project


Whole project & Model life

  • During the project, the original model can be maintained and adopted by regular visits during key stages of the project to verify construction against design identify any quality or tolerance issues along with any potential clash detection between building services or plant rooms.
  • Allowing for better project coordination


  • Finally on completion of the project a final return visit to scan the whole project can produce a digital twin.

Deliverables

Deliverables from 3D modelling & BIM can be as simple or as complex depending on individual project requirements


Basic raw point cloud data from the scans can be delivered to a clients' team to allow them either work on the data themselves or archive it for historical purposes or we can transform the data in to full 3D models, wireframe drawings or immersive fly throughs


Some of the deliverables are;

  • 2D & 3D plan drawings both in digital and hard copy presented in predefined scales in accordance with RICS guidance
  • Point Clouds supplied in E57, PTX, PTS, LAS, LAZ, Recap (RCP, RCS) formats
  • Elevations, profiles and sections
  • Panoramic images with interactive measurements from each pixel 
  • 3D Models
  • 3D Visualisation 
  • 3D Animation/Fly-Through Video   
  • Building Information Modelling (BIM)

Added Value

3D Modelling & BIM can be further augmented with the addition of an underground utility survey thus given a client and their team a complete and accurate picture of above and below ground.
